Why coolvillas

coolvillas will take care of your house as if it were their own.

Joining coolvillas is free. We do charge a commission fee if we rent out your property.
This commission fee is a fixed percentage plus VAT on top of the gross rental price and includes all marketing expenses, booking administration, website and booking system maintenance, and management of tenant arrivals and departures. It also includes cleaning the property during and after the rental period.

Working together with coolvillas means more advantages for you as homeowner.

  • Booking reservation system: The use of a reservation calender, allowing the user immediately see if a property is available.
  • Direct booking confirmation for the user.
  • Instant payments: The customer has the possibility to pay on-line by credit card or PayPal or bank transfer.
  • Disbursement: The homeowner will be paid 7 days after the property is left by the tenants.
  • Multilingual: The whole site, including the propertie’s descriptions, is available in English, German, French, Italian, Spanish, and Dutch.
  • Market: We launch the website in UK, Germany, France, Italy, Spain, and the Netherlands.
  • Marketing and advertising: We promote the website in all of the above-mentioned countries.

How we work

Initially we meet at your property to discuss the possibilities and advise you on all the aspects of letting and how we will market your property. We suggest rental prices for both short and long lets, throughout the year or just during te season. Also the more practical side of letting will be discussed, like arrangements for “change-over days” for cleaning and changing linen.

Once the contracts are signed, our photographer will take shots of the interior and exterior of your property, and we will prepare the full-page details for your property's description.


What do we expect from the homeowner

  • To prepare and maintain the property to an agreed standard.
  • To prepare two copies of a full inventory of equipment at the property.
  • To prepare a list of 'house rules' in order to avoid any problems regarding the usage of the property.
  • To fully insure the property and make sure that all the necessary arrangements or documents are in order for letting the property.
  • To commit in advance, during which the property will be available.
  • To ensure that the property is in a clean and tidy condition.

Unless otherwise stated, all prices of the properties are quoted in Euro's.

Content License

When you provide us with content, you grant us a non-exclusive, worldwide, perpetual, irrevocable, royalty-free, sub-licensable right to exercise the copyright, publicity, and database rights (but no other rights) you have in the content, in any media known now or in the future.


You will not hold coolvillas responsible for any damage or actions or inactions made by tenants.

If you have a dispute with one or more tenants, you release us (and our officers, directors, agents and employees) from claims, demands and damages (actual and consequential) of every kind and nature, known and unknown, arising out of or in any way connected with such disputes. We reserve our right to change the terms on the homeowner contract at any time and amendments will take effect when posted on this Site.


We do not sell or rent your personal information to third parties for their marketing purposes or any other purpose whatsoever without your explicit consent.
